有一多半的小伙伴买房都是冲着学区来的，每年Niche的榜单都会有所变化，但是前五名几乎不变，尤其是第一名的Gunn High，其余前二十基本都是大家轮流来。

其实学区的变化和小伙伴们自己也有关系，例如最近一年特别火的Lynbrook High，还有因为大批新的亚裔涌入而提高排名的Cupertino High，居然挤掉了万年老三Homestead High。

大家在买房时也喜欢交流，究竟Gunn High和Lynbrook哪个更好？Wen觉得，其实有点类似斯坦福和哈佛，你说哪个更好呢？

就学校来说，那些A+的都不错，只是看看哪个更适合你们的家庭，例如要看自己的工作地址，学校的人种比例，更重要的还是预算啊！

关于Wen Zhao——不忘初心方得始终

Wen在北大学习期间，曾被送往美国WashingtonUniversity和Emory University 商学院交换学习。在Emory时，谈判（Negotiation）课程拿到最高分，并和Team为UPS全球跨境业务做了市场调研分析，熟悉各个国家的文化及消费者习惯。

买房案例一

这是一位在Google工作的客户。客户是工程师，所以在比较房子的时候非常理智和冷静，加上对我的信任，所以我们很快速的锁定了目标房子。

Wen除了对房子的地基，材料，建筑成本，维修成本都很了解之外，最大的特长是非常擅于谈判，为客户争取利益。在和Listingagent接触一周后，给对方留下了良好的印象，所以在没有counteroffer的情况下，以第二名的出价拿到了我们的目标房子，比客户心理价位少了近十万。

Wen的这位客户说，因为Wen对市场的足够了解，所以第一次Offer就能买到房子，相比他同事下了20次offer还没买到，太高效了，是完全超出预期的一次合作。客户主动给Wen写了一篇评价，发在Google内部网站，希望对他的同事们有所帮助。

买房案例二

这是一位在Facebook工作的客户。Wen帮客户在预算内买到Newark最好的位置，风景优美，超过7000sqft的lot，四个卧室的大房子。购买价格低于心理价位。Wen当时了解到这个房子的屋主在这里生活了超过25年，对于房子的一草一木都充满了感情，Wen为客户准备了一封信随offer一起递出，房主说因为这封信深深打动了他们，因此在众多offer里面选择了我们，并且没有给其他人counteroffer的机会。

买房案例三

这个房子的位置是客户一直最想要的，客户本身是设计出身，所以除了位置也希望买一个房屋内部条件不太好需要remodel的。这个房子从第一次下offer到我们拿到手，经历了两个多月的时间。我们和allcash的buyer竞争，中间经历了好几次波折，最后结果是比我们第一次下offer还少了一万多拿下房子。在银行贷款过程中，因为房子的condition比较差，也出现了些困难，但是一次次的，客户一家人和我并肩作战，互相鼓励互相信任，最后都跨越了困难，成功的买到了他们最喜欢的房子。
