纽约市皇后区的大学点(College Point)位于法拉盛的西北方向，距离拉瓜迪亚机场仅有15分钟车程。
虽然名为大学点，但这里却没有大学。大学点因1835年成立的神学院St. Paul's College得名，后来1850年左右就关闭了。

居民大数据
在纽约皇后区大学点，多数居民以家庭为单位，所以各年龄层分布相对均匀。以亚裔、白人和西班牙裔三大族群为主；大多数家庭为中产阶级，55%家庭的年收入在5-10万美元之间，1/4家庭的年收入在10万美元以上。

房产大数据分析
交易数量：
在皇后区的大学点，交易数量最多的住宅类型为单户住宅和多户住宅（别墅），公寓数量相对较少。除了公寓以外，单户住宅和多户住宅的年交易量增长缓慢且相对稳定。2017年，单户住宅交易数量为75笔，多户住宅的交易数量为132笔。
交易价格：
虽然交易数量变化不大，但大学点的房价却在不断增长。
前几年独立产权公寓价格相对稳定，但2017年的中位数（中值）已经增长到59万美元。
从2012年起，单户住宅的价格中位数以平均每年5.2万美元的速度增长，5年共增长了56.5%；到2017年，四分之三的单户住宅交易超过61万美元。
多户住宅的房价成长速度最快，以平均每年7.4万美元的速度增长，5年共增长了69.8%；75%的多户住宅交易超过70万美元，至少四分之一的交易大于109万美元。
