汇总|纽约2月底房产交易摘要
给大家奉上2016年2月22-2月28日纽约住宅合同的签订情况。2月底一周400万美元及以上规模的房屋共成交21套,几乎为之前一周的两倍。
今年前两个月,曼哈顿岛上一共签售150套市价在400万美元及以上的房屋。接下来我们对比过去几年的情况:同样的时间段里,2015年成交214套;在2014年有192套,2013年成交176套,2012年成交108套。导致成交量下滑的一个原因是曼哈顿最近没有像 150 Charles, 56 Leonard, 以及 The Greenwich Lane 那样在当年创造销量佳绩的热门公寓项目。
在22到28日的21个签售合同中,排在第一位的是第五大道1050号的19B/19C,要价1650万美元。该套合作公寓一共有8个房间,其中包含一个带露台的主卧,3个卧室,4个半卫生间,2个能够俯瞰中央公园以及中央蓄水池的风景绝佳的露台。19C在2006年以350万美金成交,2010年,19B以280万美金的价格被买下并与19C打通合并。
排名第二的是在 885 Park Avenue 的 PHW,合同金额为1050万美金。该房屋刚挂牌就被立即买走。房屋为一套豪华公寓的上半部分,2012年至2014年要价为3499.5万美金。现在顶层正被单独出售,目前被规划作为一片娱乐休闲区域使用,该区域包含一个全景露台以及俯瞰 Park Avenue 的63英尺长的延伸部分,整个顶层可以被改造成一个拥有3间卧室的公寓。
